I get access to website deal flow on a regular basis privately via my network, Flippa, other brokers, etc. I perform basic due diligence on all of them. The best of the best end up as listings on the newsletter (https://websiteflipping.substack.com/). The remaining get passed on.

The other websites are not bad; they just don't pass my stringent requirements. Think of them as true "fixer uppers" (e.g., PBNs, declining traffic, poor content, bad niche).

However, a "fixer upper" in my eyes may be a true asset to you. There is value here.
